What Is a Certified Divorce Real Estate Expert (CDRE) — and Why Does It Matter in Your Divorce?
By Jeff Schnell, CDRE® | @dwellWICHITA
Divorce is one of the most difficult things a person can go through. And if you own a home together, the decisions you make about that property can follow you financially and emotionally for years.
"Who you work with matters." — Jeff Schnell, CDRE®
I've built my entire career on that belief. And nowhere is it more true than when real estate is on the table in a divorce.
What Is a CDRE?
A Certified Divorce Real Estate Expert is a licensed Realtor® who has completed a rigorous, specialized certification program through The Ilumni Institute — the only organization in the country that grants this designation.
This isn't a weekend seminar or an online quiz. To earn the CDRE® designation, a real estate professional must already have significant experience — a minimum of three years in sales and at least 45 completed transactions — before they're even eligible to begin the program.
The certification curriculum covers:
- The intersection of divorce law and real estate
- Divorce finance and equity division
- Neutrality, bias, and communication in high-conflict situations
- Ethics in divorce transactions
- The divorce listing process from start to close
- Court testimony — including how to serve as a qualified expert witness (Voir Dire)
A CDRE doesn't just know how to sell a house. They know how to navigate the legal, emotional, and financial complexity that surrounds a house when a marriage is ending.
What Makes a CDRE Different from a Regular Agent?
Most real estate agents are excellent at what they do. But divorce real estate is a specialized field — and a well-meaning agent without this training can accidentally make a difficult situation worse.
Here's what sets a CDRE apart:
Neutrality. In a divorce sale, a standard agent typically represents one party. A CDRE is trained to operate as a neutral third party — someone both spouses can trust to act fairly, even when emotions are running high and communication has broken down.
Legal fluency. A CDRE understands how divorce decrees, court orders, and property agreements affect the real estate transaction. They know how to work alongside family law attorneys and keep the sale on track even when legal proceedings are ongoing.
Expert witness capability. If your case goes to court, a CDRE can testify as a qualified real estate expert. This is not something a typical agent is trained or prepared to offer.
Financial expertise. Equity splits, buyouts, refinancing, and tax consequences are all part of the conversation. A CDRE understands how these issues intersect with the sale and can help both parties make informed decisions — without taking sides.
Why I Became a CDRE
I've spent more than 22 years in the real estate industry — starting in lending, moving through residential construction and design, and ultimately building a real estate practice here in Wichita, Kansas. Along the way, I worked with clients going through divorce and saw firsthand what was missing.
They didn't just need a good agent. They needed someone who could stay neutral under pressure, speak the language of family law, protect their financial interests, and show up in court if necessary.
That's why I pursued my CDRE® certification through The Ilumni Institute. Today, I'm proud to be the only CDRE® in the South Central Kansas MLS — and I've built relationships with divorce real estate specialists across the country so that no matter where you are, you have access to this level of expertise.
Because who you work with matters — and you deserve someone who has done the work to be ready for yours.
